Freelance Site Manager (Finishes) – Super-Prime Residential

The Project:
Picture the scene; a £12m super-prime refurb in Marylebone. One of those jaw-droppingly expensive houses where the taps cost more than your car, and everything must be perfect – though no one can define what that means until it’s wrong.
You’re stepping into the final phase (allegedly), to help bring this lovingly stressful project across the finish line. It’s a beautiful job, in the way a bonsai tree is beautiful – precise, delicate, and ruined easily by someone with no attention span and a power tool.
The Role:
We’re looking for a Finishing Manager. That’s Site Manager, but with laser eyes, diplomatic patience, and the emotional resilience of a therapist who only treats tilers.
You’ll be:
·Supervising subbies who vanish like foxes at dawn the moment you mention snagging
·Defending the programme from delay, distraction, and daily doses of nothing
·Inspecting finishes so closely you may develop a sixth sense for silicone quality
·Repeatedly explaining that that’ll do is not an acceptable standard on a £12m job
·Keeping H&S on track while quietly losing the will to live over skirting joints
What You’ll Need:
·Super-prime resi experience – the kind where the client has a private chef, a helicopter, and a fondness for critiquing grout
·A trade background – so you can actually explain how to fix the stuff people have creatively bodged
·An eye for detail sharper than a hawk that’s just done a sniper course
·Thick skin, calm voice, and the ability to point out flaws without screaming (out loud)
Required Certs:
·SMSTS
·First Aid
